受讓方(以下簡稱乙方)：北京廿一客食品有限公司

經(jīng)自愿協(xié)商達(dá)成一致,甲方將自己合法承租的一套房屋轉(zhuǎn)讓給乙方，雙方就房屋轉(zhuǎn)讓相關(guān)事宜達(dá)成以下合同條款,以資共同遵守:

第一條 轉(zhuǎn)讓房屋的基本情況

第二條 轉(zhuǎn)讓價格

雙方商定該房屋轉(zhuǎn)讓價格為(人民幣)30000 元整，大寫(人民幣叁萬元整)。

第三條 付款方式

租金支付方式為轉(zhuǎn)賬

銀行賬號：開戶行：開戶名：甲方在收款時應(yīng)向乙方出具國家正規(guī)發(fā)票。

第四條 房屋交付

甲方應(yīng)于本合同生效之日起 日內(nèi)（即2013年8月 日），將上述房屋的全部鑰匙交付乙方，并在雙方在場的情況下由乙方對房屋進(jìn)行驗(yàn)收，乙方如無任何異議，視為該房屋情況符合本合同約定，甲方完成房屋交付，上述房屋的占有、使用、收益、處分權(quán)歸乙方行使。

第五條 甲方的承諾保證

甲方保證自己對該轉(zhuǎn)讓房屋擁有處分權(quán)，轉(zhuǎn)讓該房屋不存在法律上的障礙。

甲方保證該轉(zhuǎn)讓房產(chǎn)不涉及第三方的權(quán)利，本合同簽訂前該房屋集資、天然氣管道安裝費(fèi)、壁掛爐安裝費(fèi)用、物業(yè)管理費(fèi)及其他應(yīng)當(dāng)交納的費(fèi)用已全部交清，如有尚未交納或拖欠的費(fèi)用，由甲方全部承擔(dān)。

第七條 違約責(zé)任。

甲方違反本合同約定，未能在約定時間內(nèi)交付上述房屋的，每逾期一日，甲方將扣除轉(zhuǎn)讓金額255元，承擔(dān)違約責(zé)任;逾期超過10天時，乙方有權(quán)單方解除本合同。

乙方違反本合同約定，未能在約定時間內(nèi)支付約定的購房款，每逾期一日，甲方扣除滯納金255元，逾期超過10天時，甲方有權(quán)單方解除本合同。

第八條 本合同未盡事宜，由雙方另行協(xié)商，并簽訂補(bǔ)充協(xié)議，補(bǔ)充協(xié)議和本合同具有同等法律效力。

第九條 本合同在履行過程中發(fā)生爭議，由雙方協(xié)商解決。協(xié)商不成時，甲、乙雙方同意由 仲裁委員會仲裁。

第十條 本合同自甲、乙雙方簽字之日起生效。

第十一條 本合同一式二份，甲、乙雙方各執(zhí)一份，具有同等效力。
