上海房產證辦理流程
1、繳納房屋公共維修基金:
1)計算式:房屋成本價*3%*建筑面積(有電梯)或房屋成本價*2%*建筑面積(無電梯)房屋成本價由市物價局、房地局發布:上海去年(2012年)房屋成本價是1295元。例:100㎡的維修基金=1295*3%*100=3885元 2)辦理網點:中國建設銀行 辦好后會得到:
a、上海市購房業主商品住宅維修基金交款憑證。
2、審稅:要求所有購房人均到場并帶好相關證件,如有小孩的必須帶出生證。1)材料準備:
A、房屋預售合同原件及復印件2份(復印合同第2頁,有條形碼的那張,下面寫著二零零零年印制。正文第1、2、3、11、62頁,即有甲方、乙方的一頁,緊跟著后面的2頁,附件一的那張,還有合同最后一頁,有簽名和蓋章的那張)B、房屋交接書(原件及正反面復印件2份)C、購房者戶口簿或戶籍證明(原件及復印件2份)
D、購房者身份證(原件及復印件2份),未成年人提供出生證(原件及復印件1份)E、結婚證(原件及復印件2份),未婚者提供單身證明(原件及復印件1份),離婚者提供離婚證、離婚協議書(原件及復印件1份)F、購房全額發票(原件及復印件1份)* 申請免繳房產稅的額外證明: 依據:下面幾種情況是免征的—— ⑴持CW0-8開頭居住證滿3年
⑵持CW9開頭(人才引進類為CW9)在有效期內居住證 ⑶擁有非臨時居住證且積分達到120分及以上 ⑷上海戶籍首次購房
上海戶籍二次購房按家庭人口人均面積小于或者等于60㎡;外地戶籍無居住證的,必須交房產稅,計算公式: 房產稅=合同價*70%*0.4或0.6 * 審稅時需一并提供:
Ⅰ、居住證原件及正反面復印件1份 Ⅱ、居住證副聯原件及復印件1份 Ⅲ、上海戶籍首次購房的不需提供額外材料 2)提交材料 ①審稅預檢:
先去導向臺拿審稅預檢號,排隊預檢,提供1)所述材料,等辦事員清點并將信息登錄完畢后,會打印3份《原有住房信息查詢申請表》,讓你簽好字之后交給你2份。②查詢原有住房信息:
帶著G、《原有住房信息查詢申請表》到導向臺領號,開始查詢原有住房信息。等待叫號后,到窗口提供以下材料:
A、房屋預售合同原件和復印件1份(復印合同第2頁,有條形碼的那張,下面寫著二零零零年印制。正文第1、2、3、11、62頁,即有甲方、乙方的一頁,緊跟著后面的2頁,附件一的那張,還有合同最后一頁,有簽名和蓋章的那張)B、房屋交接書(原件及正反面復印件1份)
D、購房者身份證(原件及復印件1份),未成年人提供出生證(原件和復印件1份)E、結婚證(原件及復印件1份),未婚者提供單身證明(原件及復印件1份),離婚者提供離婚證、離婚協議書(原件及復印件1份)受理后會得到:
H、上海市房屋狀況查詢收件收據。
在受理日期后的15個工作日(不含雙休日及國定假日)再次去交易中心辦理有關繳稅及認定事項。
3、繳稅:
關于時間:越早到越好 1)材料準備:
①審稅已涉及的,再次供查驗但不一定上交:
A、房屋預售合同原件及復印件1份(復印合同第2頁,有條形碼的那張,下面寫著二零零零年印制。正文第1、2、3、11、62頁,即有甲方、乙方的一頁,緊跟著后面的2頁,附件一的那張,還有合同最后一頁,有簽名和蓋章的那張)B、房屋交接書(原件及正反面復印件1份)C、購房者戶口簿或戶籍證明(原件及復印件1份)
D、購房者身份證(原件及復印件1份),未成年人提供出生證(原件和復印件1份)。如果購房人為兩人,只去一個人辦理的話,必須填好委托書。
E、結婚證(原件及復印件1份),未婚者提供單身證明(原件及復印件1份),離婚者提供離婚證、離婚協議書(原件及復印件1份)F、購房全額發票(原件及復印件1份)G、原有住房信息查詢申請表 H、上海市房屋狀況查詢收件收據 ②本次還需提供:
a、上海市購房業主商品住宅維修基金交款憑證 b、開發商法人代表身份證復印件1份 c、開發商營業執照復印件1份 d、開發商敲好公章的委托書1份 e、開發商預售商品房預告登記證明1份
f、開發商敲好公章的上海市房地產登記申請書1份
g、購房日(合同日期)起前推一年的個稅完稅證明或養老保險繳費記錄1份 2)流程:
①到導向臺處領取號碼,同時《上海市房屋狀況查詢收件收據》、《原有住房信息查詢申請表》會被收走。到窗口排隊,等待叫號,會拿到: h、原有住房信息查詢結果,申報表 i、契稅繳款單
③繳款,可刷卡,契稅按上海市普通住房標準繳納,依據: 第一,如果你是首套房子,面積不超過90平米,契稅1%; 第二,面積超過90平米,低于140平米的房子,契稅1.5%; 第三,二套房不管面積,契稅3% 例:100萬房子的契稅=1000000*1.5%= 15000元
④到導向臺領取號碼,到專門收契稅繳款單的窗口,把契稅繳款單和身份證交進去,辦好后拿到:
j、契稅完稅證明 k、房產稅認定通知書 ⑤到導向臺處領取辦理產證的號碼,開始排隊,等待叫號,將所有準備好的材料交進去。辦事員收好材料后會開個房屋登記費的條子,繳納登記費80元,不用排隊。交費后返回窗口,拿到:
m、上海市房地產登記收件收據。收好h、j、k,第二步就算完成了。
4、等待:再等20天左右,領取房產證,也可以通過回執單上的電話查詢辦理情況。
