對于商業地產投資前景，第一太平戴維斯認為，北京作為發展中的國際貿易城市，商業與住宅的面積比例為1.41，遠遠低于國外一些發達城市，這預示著北京商業地產仍有巨大的發展空間。

據悉到目前為止，除了北京以外，新國五條對于其他城市調控的力度非常弱，幾乎沒有什么太大影響。馮國亮認為，限購政策首先將住宅投資大量轉移，提高二套房首付政策，對住宅的去投資化起了關鍵作用，使住宅投資杠桿被大大降低，而20%的稅收標準以及正在醞釀的房產稅，徹底擊碎了住宅投資人的黃金夢。普通住宅投資黃金十年已經過去，住宅市場已經開始由投資、投機為導向，向著消費導向過渡。

在國五條細則出臺后，馮國亮曾經撰文《“國五條”細則只是一場倒春寒》，認為首先國五條細則改變不了全年樓市復蘇并震蕩上行的趨勢，雖然出臺的政策比較嚴格，但是還是以短期為主，因此影響不會很大。第二，無法解決樓市深層次的矛盾，從房價角度來分析，地價和稅費占到房價60%-70%，如果這部分降不下來，想降房價是不太可能的。而地價背后是土地財政，各種稅費還有貨幣超發等等，這都是房地產行業內的跟經濟相關的深層次的矛盾，也就是調控政策解決不了的。對于房產投資，馮國亮表示人們之前過于著眼于投資住宅，但事實上房地產投資產品一共有12種，很多人沒有意識到，喪失了很多機會。
