現(xiàn)經(jīng)甲乙雙方充分了解、協(xié)商，一致達成如下租房協(xié)議：

6、租賃期內(nèi)，如遇不可抗拒因素導致無法繼續(xù)履行本合同的，本合同自然終止，雙方互不承擔違約責任。

第五條、權利、安全、鄰里關系

1、乙方應遵紀守法，自覺提高各種安全意識，搞好鄰里關系共建和諧社會。

2、乙方對租用房在租用期內(nèi)只享有居住權，沒有處理權，不能擅自與人合租、轉(zhuǎn)租或借給他人，也不能改變其用途、房

屋結構及其設施;使用中如有損壞或管道堵塞，應予修復、疏通，費用自理。，否則屬于違約。甲方有權解除協(xié)議并收回

第六條、保證押金的使用與歸還

證押金內(nèi)扣除相應賠償金額。

4、乙方如需續(xù)租應在協(xié)議期屆滿日前一個月提出，甲、乙雙方需按照當時國家政策、規(guī)章協(xié)商簽訂新的租房協(xié)議。

5、在協(xié)議期屆滿時，新的續(xù)租協(xié)議還未簽訂的情況下，甲方將收回房屋，不再簽約續(xù)租。

第八條、合同的變更、解除與終止

房屋租賃期間，乙方有下列行為之一的，甲方有權解除合同，收回出租房屋

2、利用承租房屋存放危險物品或進行違法活動。

第十條、違約責任

1、乙方如逾期支付租金,每逾期一日,則乙方須按日租金的3 倍支付滯納金。

2、協(xié)議期滿，乙方應如期交還該房屋。乙方逾期歸還，則每逾期一日應向甲方支付原日租金 3倍的滯納金。乙方還應承

擔因逾期歸還給甲方造成的損失。

第十二條、免責條件

1、因不可抗力原因致使本合同不能繼續(xù)履行或造成的損失，甲、乙雙方互不承擔責任。

2、因國家政策需要拆除或改造已租賃的房屋，使甲、乙雙方造成損失的，互不承擔責任。

3、因上述原因而終止合同的，租金按照實際使用時間計算，不足整月的按天數(shù)計算多退少補。

4、不可抗力系指“不能預見、不能避免并不能克服的客觀情況”。
