4）條件許可下闡述基礎(chǔ)選型； 5）地下室的結(jié)構(gòu)做法及防水等級(jí)，當(dāng)有人防地下室時(shí)說明人防抗力等級(jí)。需要特別說明的其他問題 2.2.5 建筑電氣設(shè)計(jì)說明 設(shè)計(jì)范圍 本工程擬設(shè)置的電氣系統(tǒng)。2 變、配電系統(tǒng)

1）確定負(fù)荷級(jí)別：1、2、3級(jí)負(fù)荷的主要內(nèi)容。2）負(fù)荷估算。

3）電源：根據(jù)負(fù)荷性質(zhì)和負(fù)荷量，要求外供電源的回路數(shù)、容量、電壓等級(jí)。

4）變、配電所：位置、數(shù)量、容量。應(yīng)急電源系統(tǒng)：確定備用電源和應(yīng)急電源型式。4 照明、防雷、接地、智能建筑設(shè)計(jì)的相關(guān)系統(tǒng)內(nèi)容。2.2.6 給水排水設(shè)計(jì)說明 1 給水設(shè)計(jì)

1）水源情況簡(jiǎn)述（包括自備水源及市政給水管網(wǎng)）。

2）用水量及耗熱量估算：總用水量（最高日、最大時(shí)），熱水設(shè)計(jì)小時(shí)耗熱量，消防水量。

3）給水系統(tǒng)：簡(jiǎn)述系統(tǒng)供水方式。

4）消防系統(tǒng)：簡(jiǎn)述消防系統(tǒng)種類，供水方式。5）熱水系統(tǒng)：簡(jiǎn)述熱源，供應(yīng)范圍及供應(yīng)方式。6）中水系統(tǒng)：簡(jiǎn)述設(shè)計(jì)依據(jù)，處理方法。

7）循環(huán)冷卻水、重復(fù)用水及采取的其他節(jié)水節(jié)能措施。8）飲用凈水系統(tǒng)：簡(jiǎn)述設(shè)計(jì)依據(jù)，處理方法等。2 排水設(shè)計(jì)

1）排水體制，污、廢水及雨水的排放出路。2）估算污、廢水排水量，雨水量及重現(xiàn)期參數(shù)等。3）排水系統(tǒng)說明及綜合利用。4）污、廢水的處理方法。3 需要說明的其他問題。

2.2.7 采暖通風(fēng)與空氣調(diào)節(jié)設(shè)計(jì)說明 1 采暖通風(fēng)與空氣調(diào)節(jié)的設(shè)計(jì)方案要點(diǎn)。2 采暖、空氣調(diào)節(jié)的室內(nèi)設(shè)計(jì)參數(shù)及設(shè)計(jì)標(biāo)準(zhǔn)。3 冷、熱負(fù)荷的估算數(shù)據(jù)。4 采暖熱源的選擇及其參數(shù)。空氣調(diào)節(jié)的冷源、熱源選擇及其參數(shù)。6 采暖、空氣調(diào)節(jié)的系統(tǒng)形式，簡(jiǎn)述控制方式。7 通風(fēng)系統(tǒng)簡(jiǎn)述。8 防煙、排煙系統(tǒng)簡(jiǎn)述。方案設(shè)計(jì)新技術(shù)采用情況，節(jié)能環(huán)保措施和需要說明的其他問題。2.2.8 熱能動(dòng)力設(shè)計(jì)說明 1 供熱

1）熱源概況； 2）供熱范圍； 3）供熱量估算； 4）供熱方式；

5）鍋爐房及場(chǎng)區(qū)面積、換熱站面積、位置及房高等要求； 6）熱力管道布置方式及敷設(shè)原則； 7）水源、水質(zhì)、水壓要求； 8）節(jié)能、環(huán)保，消防及安全措施。2 燃料供應(yīng)

1）燃料來源，種類及性能數(shù)據(jù)； 2）燃料供應(yīng)范圍； 3）燃料消耗量； 4）燃料供應(yīng)方式； 5）灰渣儲(chǔ)存及運(yùn)輸方式乙 6）消防及安全措施。3 其他動(dòng)力站房

1）動(dòng)力站房內(nèi)容、性質(zhì)； 2）主要設(shè)備技術(shù)參數(shù)； 3）系統(tǒng)形式；

4）站房面積，位置及其他要求； 5）節(jié)能、環(huán)保，消防及安全措施。2.2.9 投資估算編制說明及投資估算表 1 投資估算編制說明資料 1）編制依據(jù)； 2）編制方法；

3）編制范圍（包括和不包括的工程項(xiàng)目與費(fèi)用）； 4）主要技術(shù)經(jīng)濟(jì)指標(biāo)； 5）其他必要說明的問題。投資估算表 投資估算表應(yīng)以一個(gè)單項(xiàng)工程為編制單元，由土建、給排水、電氣、暖通、空調(diào)、動(dòng)力等單位工程的投資估算和土石方、道路、廣場(chǎng)、圍墻、大門、室外管線、綠化等室外工程的投資估算兩大部分內(nèi)容組成。編制內(nèi)容可參照第3.10和4.9兩節(jié)有關(guān)建筑工程概、預(yù)算文件的規(guī)定。在建設(shè)單位有可能提供工程建設(shè)其他費(fèi)用時(shí)，可將工程建設(shè)其他費(fèi)用和按適當(dāng)費(fèi)率取定的預(yù)備費(fèi)列入投資估算表，匯總成建設(shè)項(xiàng)目的總投資。

2.3.1 總平面設(shè)計(jì)圖紙

3)場(chǎng)地四鄰原有及規(guī)劃道路的位置(主要坐標(biāo)或定位尺寸)和主要建筑物及構(gòu)筑物的位置、名稱、層數(shù)、建筑間距；

4)建筑物、構(gòu)筑物的位置(人防工程、地下車庫、油庫、貯水池等隱蔽工程用虛線表示)，其中主要建筑物、構(gòu)筑物應(yīng)標(biāo)注坐標(biāo)(或定位尺寸)、名稱(或編號(hào))、層數(shù)； 5)道路、廣場(chǎng)的主要坐標(biāo)(或定位尺寸)，停車場(chǎng)及停車位、消防車道及高層建筑消防撲救場(chǎng)地的布置，必要時(shí)加繪交通流線示意；

6)綠化、景觀及休閑設(shè)施的布置示意； 7)指北針或風(fēng)玫瑰圖；

8)主要技術(shù)經(jīng)濟(jì)指標(biāo)表(表3.3.2)，該表也可列于設(shè)計(jì)說明內(nèi)；

9)說明欄內(nèi)注寫：尺寸單位、比例、地形圖的測(cè)繪單位、日期，坐標(biāo)及高程系統(tǒng)名稱(如為場(chǎng)地建筑坐標(biāo)網(wǎng)時(shí)，應(yīng)說明其與測(cè)量坐標(biāo)網(wǎng)的換算關(guān)系)，補(bǔ)充圖例及其他必要的說明等。豎向布置圖

1)場(chǎng)地范圍的測(cè)量坐標(biāo)值(或注尺寸)；

2)場(chǎng)地四鄰的道路、地面、水面，及其關(guān)鍵性標(biāo)高； 3)保留的地形、地物；

4)建筑物、構(gòu)筑物的名稱(或編號(hào))、主要建筑物和構(gòu)筑物的室內(nèi)外設(shè)計(jì)標(biāo)高； 5)主要道路、廣場(chǎng)的起點(diǎn)、變坡點(diǎn)、轉(zhuǎn)折點(diǎn)和終點(diǎn)的設(shè)計(jì)標(biāo)高，以及場(chǎng)地的控制性標(biāo)高；

6)用箭頭或等高線表示地面坡向，并表示出護(hù)坡、擋土墻、排水溝等； 7)指北針；

8)注明：尺寸單位、比例、補(bǔ)充圖例； 9)本圖可視工程的具體情況與總平面圖合并；

10)根據(jù)需要利用豎向布置圖繪制土方圖及計(jì)算初平土方工程量。

3.4 建 筑

3.4.1 初步設(shè)計(jì)階段，建筑專業(yè)設(shè)計(jì)文件應(yīng)包括設(shè)計(jì)說明書和設(shè)計(jì)圖紙。3.4.2 設(shè)計(jì)說明書 1 設(shè)計(jì)依據(jù)及設(shè)計(jì)要求

1)摘述設(shè)計(jì)任務(wù)書和其他依據(jù)性資料中與建筑本專業(yè)有關(guān)的主要內(nèi)容； 2)表述建筑類別和耐火等級(jí)，抗震設(shè)防烈度，人防等級(jí)，防水等級(jí)及適用規(guī)范和技術(shù)標(biāo)準(zhǔn)；

3)簡(jiǎn)述建筑節(jié)能和建筑智能化等要求。2 設(shè)計(jì)說明

1)概述建筑物使用功能和工藝要求，建筑層數(shù)、層高和總高度，結(jié)構(gòu)選型和對(duì)設(shè)計(jì)方案調(diào)整的原因、內(nèi)容；

2)簡(jiǎn)述建筑的功能分區(qū)、建筑平面布局和建筑組成，以及建筑立面造型、建筑群體與周圍環(huán)境的關(guān)系；

3)簡(jiǎn)述建筑的交通組織、垂直交通設(shè)施(樓梯、電梯、自動(dòng)扶梯)的布局，以及所采用的電梯、自動(dòng)扶梯的功能、數(shù)量和噸位、速度等參數(shù)；

4)綜述防火設(shè)計(jì)中的建筑分類、耐火等級(jí)、防火防煙分區(qū)的劃分、安全疏散，以及無障礙、節(jié)能、智能化、人防等設(shè)計(jì)情況和所采取的特殊技術(shù)措施； 5)主要的技術(shù)經(jīng)濟(jì)指標(biāo)包括能反映建筑規(guī)模的總建筑面積以及諸如住宅的套型和套數(shù)、旅館的房間數(shù)和床位數(shù)、醫(yī)院的門診人次和住院部的病床數(shù)、車庫的停車位數(shù)量等； 多子項(xiàng)工程中的簡(jiǎn)單子項(xiàng)可用建筑項(xiàng)目主要特征表(表格略)作綜合說明。4 對(duì)需分期建設(shè)的工程，說明分期建設(shè)內(nèi)容和對(duì)續(xù)建、擴(kuò)建的設(shè)想及相關(guān)措施。幕墻工程、特殊屋面工程及其它需要另行委托設(shè)計(jì)、加工的工程內(nèi)容的必要說明。需提請(qǐng)審批時(shí)解決的問題或確定的事項(xiàng)以及其它需要說明的問題。7 必要的計(jì)算資料的說明簡(jiǎn)圖。3.4.3 設(shè)計(jì)圖紙 1平面圖

1)標(biāo)明承重結(jié)構(gòu)的軸線、軸線編號(hào)、定位尺寸和總尺寸；

2)繪出主要結(jié)構(gòu)和建筑構(gòu)配件，如非承重墻、壁柱、門窗(幕墻)、天窗、樓梯、電梯、自動(dòng)扶梯、中庭(及其上空)、夾層、平臺(tái)、陽臺(tái)、雨篷、臺(tái)階、坡道、散水明溝等的位置；當(dāng)圍護(hù)結(jié)構(gòu)為幕墻時(shí)，應(yīng)標(biāo)明幕墻與主體結(jié)構(gòu)的定位關(guān)系； 3)表示主要建筑設(shè)備的位置，如水池、衛(wèi)生器具等與設(shè)備專業(yè)有關(guān)的設(shè)備的位置；

4)表示建筑平面或空間的防火分區(qū)和防火分區(qū)分隔位置和面積，宜單獨(dú)成圖；

5)標(biāo)明室內(nèi)、外地面設(shè)計(jì)標(biāo)高及地上、地下各層樓地面標(biāo)高； 6)標(biāo)明指北針(畫在底層平面)； 7)標(biāo)明剖切線及編號(hào)；

8)繪出有特殊要求或標(biāo)準(zhǔn)的廳、室的室內(nèi)布置，如家具的布置等；也可根據(jù)需要選擇繪制標(biāo)準(zhǔn)層、標(biāo)準(zhǔn)單元或標(biāo)準(zhǔn)間的放大平面圖及室內(nèi)布置圖；

9)列出各類建筑設(shè)計(jì)規(guī)范要求計(jì)算的技術(shù)經(jīng)濟(jì)指標(biāo)(也可在說明中列出)。10)標(biāo)明圖紙名稱、比例。2 立面圖

應(yīng)選擇繪制主要立面，立面圖上應(yīng)標(biāo)明： 1)兩端的軸線和編號(hào)；

2)立面外輪廓及主要結(jié)構(gòu)和建筑部件的可見部分，如門窗(幕墻)、雨逢、檐口(女兒墻)、屋頂、平臺(tái)、欄桿、坡道、臺(tái)階和主要裝飾線腳等；

3)平、剖面未能表示的屋頂、及屋頂高聳物、檐口(女兒墻)、室外地面、等主要標(biāo)高或高度；

4)圖紙名稱、比例。3 剖面圖 剖面應(yīng)剖在層高、層數(shù)不同、內(nèi)外空間比較復(fù)雜的部位(如中庭與鄰近的樓層或錯(cuò)層部位)，剖面圖應(yīng)準(zhǔn)確、清楚的標(biāo)示出剖到或看到的各相關(guān)部分內(nèi)容，并應(yīng)表示：

1)主要內(nèi)、外承重墻、柱的軸線，軸線編號(hào)；

2)主要結(jié)構(gòu)和建筑構(gòu)造部件，如：地面、樓板、屋頂、檐口、女兒墻、吊頂、梁、柱、內(nèi)外門窗、天窗、樓梯、電梯、平臺(tái)、雨逢、陽臺(tái)、地溝、地坑、臺(tái)階、坡道等；

3)各層樓地面和室外標(biāo)高，以及室外地面至建筑檐口或女兒墻頂?shù)目偢叨龋鳂菍又g尺寸及其他必需的尺寸等；

4)圖紙名稱、比例。

對(duì)于緊鄰的原有建筑，應(yīng)繪出其局部的平、立、剖面。
