該區域的租金水平有了一個大概了解：普通兩居室在5500元至6500元之間;三居室在7000元至10000元之間。但三居室除了幾棟塔樓，南北朝向的房源很少。

最后，陳女士看上了一套80平方米的大兩居。戶型很方正，南北通透，采光、通風都很好，月租金是6500元。對于這個價位，陳女士雖然覺得不便宜，但也在接受范圍內，于是，很快簽了合同。

除了陳女士的情況，還有更令人驚嘆的。北三環裕中那邊最明顯，裕中西里一套標有可以直升三帆中學的教育地產，塔樓朝西的一套64平方米小二居，單價8.7萬元，總價560萬元。而相隔不遠的裕民路3號院，因為不是教育地產，一套南北通透的62平方米小兩居，單價只有5.7萬元，總價360萬元。就這樣兩大差了200萬的房子，租金也沒什么差別。

但是中介也介紹說，很多人買教育地產，都是為了一個上學指標，很多家長為了孩子都挺舍得下本兒的，所以，別看裕中西里的教育地產貴，賣得還比周邊非教育地產快。

由于租金沒有教育地產問題，所以差別不是很大。而CBD高端公寓的區域價格在5.5萬元左右，和二環內的教育地產及本區域的租金相比，價格不太高，主要是房源供應比較充足，另外，東三環和東四環一帶，沒有什么新盤，沒有開發商炒作，市場相對平穩，所以價格漲幅也不大。

此外，住房除能夠滿足居住效應之外，還有其他效用，例如，買房不僅僅能帶來居住的滿足，還可以通過購買“教育地產”來為自己的子女謀得更好的教育資源。目前，北京基礎教育資源的數量和質量上的差異都已經體現在學校周邊的房價上了。這些因素所帶來的“效用”是房租所不能覆蓋的。
